Gurugram: Chintels Paradiso to be rebuilt in two phases

The Chintels Paradiso condominium in Gurugram’s Sector 109 will be demolished and redeveloped in two phases, officials privy to the matter said on Thursday, adding that work is likely to begin within six months.

The development comes after the complex’s nine towers – A, B, C, D, E, F, G, H and J – were deemed unsafe by technical experts, who recommended their demolition. However, the company’s RWA opposed the project, asking the developer to rebuild all nine towers together.

True, only six towers were deemed dangerous by technical experts at IIT-Delhi. The other three towers were found unsafe in an audit by the Central Building Research Institute (CBRI), and reports recommending their demolition have not yet been submitted to the district committee monitoring the matter.

On February 10, 2022, renovations to a sixth-floor apartment in the company’s Tower D resulted in the ceiling of a room collapsing, causing a cascading effect in which parts of apartments collapsed to the first floor. Following the incident, in which two residents were killed, the Haryana Town and Country Planning Department (DTCP) ordered a structural audit of the entire complex.

Based on a report prepared by IIT-Delhi, the Gurugram administration has deemed five of the complex’s nine towers – D, E, F, G and H – unsafe and in need of demolition. Later, on January 5, 2024, Tower J was also declared unsafe based on a structural audit, following which Towers C (August), A (October) and B (December) were also declared unsafe .

Officials of Chintels India Ltd, the condominium developer, said towers D, E, F, G, H and J would be razed and reconstructed in the first phase, and added that the urban planning department and Rural Affairs of Haryana (DTCP) had approved the plan.

“The demolition of the buildings will begin in the coming days and is expected to be completed in six months. During this period, we will get the construction plans of the six towers approved,” said JN Yadav, vice-chairman, Chintels India Ltd.

“The decision regarding the remaining three towers will be taken by the district administration, based on which we will take further action,” Yadav said.

Opposing the project, Chintels Paradiso RWA chairman Rakesh Hooda said, “The remaining three towers (A, B, C) have also been found unsafe, and the developer should also rehabilitate the owners of these towers by paying compensation and proposing reconstruction. The owners of these three towers should also receive rent.”

A senior DTCP official said they had given permission for the phased redevelopment of the complex, with the developer moving utilities from Towers D, E, F, G, H, J.
